How much does a roof replacement cost in the Bay Area?+
Typical Bay Area asphalt shingle replacements often fall between $9,000 and $28,000, depending on size, pitch, access, and material. Tile and metal cost more. A focused repair is usually much less. We measure your roof and send a written estimate before work starts.
How long does a roof replacement take?+
Most residential replacements finish in one to three days once materials are on site. Size, material, access, and weather can change that. A focused repair can be same day. We give you the plan before we start.

Can I finance a replacement?+
We offer financing for the entire project: up to 100% financing, not credit based, and same-day approvals. Ask when you request the estimate. Repair work is usually paid on completion.
Repair or replace
Do you repair a leak or replace the whole roof?+
We repair the leak when the cause is local and the rest of the roof still has life. Replacement makes sense when leaks keep returning, the roof is past its expected life, or a second layer is already on the wood. We tell you which path fits after we inspect.
Why is my tile roof leaking if the tiles are not broken?+
Tile is a water-shedding system, not a waterproof one. The underlayment does the sealing. If that layer is old and cracked, water that naturally runs under the tiles finds those cracks.
What is a tile roof reset?+
We lift the tiles, install new underlayment and valley metal, and put sound tiles back on. It keeps the look of the house and often costs less than a full material change.
Insurance, leaks, and storms
Does homeowners insurance cover roof repair?+
Wind and sudden rain damage are often covered. Wear, age, and poor maintenance usually are not. We photograph the roof and write an honest scope so you can share facts with your adjuster. We do not invent damage to force a claim.
Can you come the same day for an active leak?+

Permits, licensing, and living in the house
Are you a licensed roofing contractor in California?+
Yes. Roof By Tom Inc is licensed with the California Contractors State License Board, CSLB #1112980, and we carry insurance. You can look up the license before you book. We pull city permits when your job requires them.
Do I need a permit for a new roof?+
Most Bay Area cities require a permit for a full roof replacement. Small repairs often do not. We pull the permit when the city requires it and build to the inspection. Ask us about your address when you request the estimate.
Can I stay in the house during a replacement?+
Yes. We protect walkways, keep a clean drop zone, and work so you can live around the project. Most homes stay livable the whole time.
Solar, HOA, and materials
Can you replace a roof that has solar panels?+
Yes. We coordinate with your solar contractor on a remove-and-replace, or we work around the array when that fits. Ask us when you send the quote request.
Can you match my HOA-approved shingle color?+
Usually yes. Send the approved list or a photo of a neighbor roof you like. We show you the product before we order.
Do HOAs allow metal roofs?+
Some do, some do not. If your association has a rule, send it with the quote request. We can often pick an approved profile and color.
Will a metal roof be loud in the rain?+
It is louder than shingles. Extra underlayment can soften the sound. We talk through that option if bedrooms sit under the roof plane.
Commercial roofs
Can you work while the building stays open?+
Yes. We plan access, debris, and the work zone so tenants and staff can keep using the building. You get the schedule in writing before we start.
What is TPO, and is it right for my building?+
TPO is a white sheet roof that is heat-welded at the seams and reflects heat. A layered modified system can be right on a smaller or more complicated roof. We inspect first and recommend the system that fits the structure.
Why does my commercial roof leak around the HVAC unit?+
Foot traffic and standing water break curb flashing and seams. We track the leak to that detail, then rebuild it so the patch ties into the existing roof instead of coating over a mystery stain.
